Agreeement entered into by and between ____________, LESSOR, party of the first part, and ____________, LESSEE, party of the second part, for the lease of the premises located at Lumber ____________ street, __________________. Upon the oughly comply with all the terms, covenants and conditions clearly set forth and faithfully construed for the proper maintenance of the premises and the strict performance of these presents, to wit:
One. Lessor hereby lets and demises unto Lesse the premises hereinabove mentioned and hereinafter described as follows: __________________.
Two. The term hereof shall be two years (2) as from the ___________ of the year ______ up to the ______ of the year ____________.
Three. The monthly rent shall be $ ______ (express in word' s pesos mexicanos, dólares etc.), payable in advence within the first five days of each month, without any delay or excuse whatsoever, at Lessor' s domicile located at Lumber ____________ street, or at such other adress as he shall indicate and notify by any reliabel means.
Four. Lessee hereby represents that he has visited the demised premises and that he holds possession thereof in as good, tenantable and cleanliness condition in repair as the same now are, together with all the window panes, keys and other appurtenances thereto belonging and to be hereinafter itemized, and that he covenants and agrees to surrender said premises in as good condition as received, reasonable wear and tear excepted, and clean o f all garbage, and that he shall pay for the damages to the premises by his fault or negligence, or by his licensees, as well as for the missing effects.
Five. Lessee shall use and occupy the premises exclusively as a family dwelling-house and for no other purpose.
Six. Lessee further covenants with Lessor as follow:
a) That he shall not assign or otherwise transfer this lease, or any part hereof, by onerous or gratuitous contract either;
b) That he shall not sublease the demised premises, or any part thereof, temporarily or permanently either;
c) That he shall not use the demised premises for a purpose other than the one set forth paragraph Five hereinabove;

d) That he shall not hold auctions or introduce any alteration or addition whatsoever in, to or upon the premises, except where the latter were urgent or necessary, without the previous written consent of Lessor, and that all the improvements made by and Lessee's expense shall become the property of Lessor (free of charges) without any right or reimbursement; therefore, he shall not assert any lien for improvement as garanted him by the Código Civil (Civil Code) ____________________, in section __________________ which right he hereby waives; and the fittings of the premises shall be at the sole expense of Lessee;
e) That he shall allow Lessor to enter the demised premises, either personally or through his agent;
f) That he shall not keep occupied the corridors or front doors, not shall he take out the dustbins, unless demanded, or he shall take them to the rubbish dump whenever the janitor so indicates; that he shall not make disturbing noises and shall observe the 'nap' time from the _________ to _________ hours; that he shall not give dancing-parties or any meeting whatsoever without Owner's consent, nor shall he allow radios to be heard outside the demised premises; after _________ hours; the light shall be put off and no noise shall be permitted to disturb the neighbours;
g) That he shall not hang clothes either in the corridors or in any visible place;
h) That morals, order and cleanliness shall be strictly required inside the promises in accordance with the internal regulations and municipal ordinances that Lessee representa to know and that are made a part hereof, and the duplicate or which is affixed inside the premises;
i) That he shall not put any plates, electric signs or advertisements, or fix any nails in the walls without Lessor's consent.
Seven. Lessee shall pay immediately after surrending the premises the damages he may have caused.
Eight. Lessor shall not take over or be held liable for any compensation arising from any material, physical or moral injuries caused to Lessee, members of his family, servants or third persons by the demised premises or by adjoining neighbours, as well as any defects in the fittings and lift, or damage by fire.
Nine. No kind of animals shall be permitted, and Lessee shall not beat carpets or any other thing in the corridors or the front doors.
Ten. All taxes and rates shall be paid by Lessor, and electricity and gas service rates, by Lessee before due date.
Eleven. In any action for eviction or collection of rent brought by Lessor, Lessee hereby waives any peremptory challenge in accordance with the provisions of the Código de Procedimientos Civiles para (Civil of Procedure) _________________________, section _______________, and he establishes his domicile by choice at _______________; Lessor establishes his domicile by choice at ________________, both of them in ________________.
Twelve. Default in payment of a single monthly rent when due shall render Lessee in arrears, any judicial or extrajudicial demand for payment being unnecessary.
Thirteen. Lesse shall surrender the premises upon termination hereof without any actual demand; otherwise, he shall pay ________________ for each day he holds over, as mutually agreed to upon the execution hereof. Said fine shall not be included in the rental, nor in the amount corresponding to the terms accrued due to the holding over by Lessee.
Fourteen. Default in the performance of any covenant or condition hereunder shall constitute sufficients grounds to institute dispossess procedings of Lessee from the demised premises, for which purpose Lessee hereby waives any term prescribed by Law, and covenants to quit and deliver up said premises to Lessor to within ten days as from the date notice of the complaint is duly served upon him, and then this Lease shall terminate; for all legal and judicial purposes arising herefrom, the suscribing parting submit to the jurisdiction of the Court of __________________. It is hereby stated that this lease agreement is ruled by the provisions of the Código Civil (Civil Code) __________________.
Fifteen. Both parties hereto give their consent to cause these presents to be entered in the Notarial Record.
Sixteen. As security for the performance of the terms hereof, and without prejudice to the liability Lessee undertakes with all his property, Lessee shall deposit with Lessor the sum of $ ________________ pesos (express in word's moneda nacional, dólares, etc.), the receipt of which his hereby acknowledge, which deposits shall not accrue any interest nor shall it be applied to curing any rent default hereunder; but Lessor may do so at his convenience, or he may even upply said deposit to paying the expenses shall be considered null and void as such as a matter of law; otherwise, said amount shall be adjusted as per the rent adjustment index up to repayment date.
In accordance wherewith, the parties hereto have set their hands on two copies of the same tenor and to only one effect.
The stamp tax of the copy that shall remain with Lessor shall be paid equally by both parties.
